What are the risks of buying a court-ordered sale in BC?

The primary risk is that the property is sold on an **"as-is, where-is"** basis. This means the seller (the lender) offers no warranties about the property's condition, and the buyer has very limited recourse if problems are found after the sale. Additionally, other buyers can show up at the court date and place competing offers, meaning your accepted offer is not guaranteed until the judge approves it.
